Buying

Buying isn't complex when you work with me. Every client will have different needs, from time, money, wants/needs, and more. We explore what these are and how they will impact our search. However, every search does have some primary drivers. Below are the main ones and we would design the search around you once we connect.

MEETING & PLANNING

Our meeting is the time to make the game plan and for everyone to get on the same page. It's critical to have a good understanding of what you want and how I will get you there. We will discuss timelines, wants, needs, and more. We will also review what the search will entail and what financing options are available.

THE SEARCH

With direct from MLS listings as well as exclusive private listings, we will review the market, check out properties, and you will learn what your search within the market is like. This will lead us to getting under contract.

CONTRACT

Once an offer is accepted, everyone on the team will get to work. We will have our inspection, our attorney will review terms and ensure legal and title will be set, lending will be preparing the financing for the deal, and we will ensure all remains on track to closing.

CLOSING

Closing day is an exciting day and once all is complete, it's time to celebrate!

Frequently asked questions when Buying

What if I end up not buying? Do I owe you anything?

It happens! And the short answer, is "Nope" and the long answer is "Nope" also. If you don't buy, there is nothing owed.

I don't know any lenders. Do you have referrals?

We do and I have a wonderful team of lenders that are designed for a variety of needs. They all are wonderful but some do come more equipped for certain purchase types and/or buying types (i.e. FHA loans on a multi-unit or a conventional on a condo, etc).

How long does it take to buy?

Buying timelines vary. Some are incredibly quick while some take months if not longer. There is not rush; however, we want to ensure it fits with your needs and expectations.

I was thinking about buying a condo but may want a Single Family instead? Can you do either?

Of course! We can incorporate them into the search at anytime. I would want to review with you as the buying process, while similar, does have some nuances we would want to ensure that we are on the same page with.

I heard Buying Agents can't show any property without a contract. Is this true?

Yes! But that doesn't mean you're stuck in a contract with me or anyone. The changes in Buying Agreements was to ensure potential buyers were made aware of what the process is and not to handcuff anyone. The process can move quicker than one may think and not understand obligations otherwise.

When is the best time to buy? When should I begin?

While there may be certain times of the year that have nore activity, anytime of the year is a good time to buy. It's all about your position. And when to start? When you are comfortable! It's a process and you want to ensure you understand the prrocess so when it is time to buy, you feel good! Let's connect to create a plan that works for you.
